How to fix it, step by step
- Cut the power first. Electric: turn off the water heater’s breaker at the panel. Gas: turn the control knob to Pilot (or Off). Never leave elements or a burner firing on a tank that may run dry.
- Shut the cold-water inlet. Close the valve on the cold line at the top of the tank. This stops the tank refilling and limits the flow.
- Dry the area and pinpoint the source. Towel everything, then watch for 15–20 minutes. Trace the water to a specific fitting before you touch anything.
If it’s the drain valve
- Try snugging the valve closed by hand or with a quarter-turn of pliers. Many “leaks” are just a valve left barely open after a flush.
- Still dripping? The washer or valve body is worn. Drain the tank (hose on the drain valve, run it to a floor drain or outside), then unthread the old valve and install a new brass drain valve with fresh thread-seal tape.
