How to fix it, step by step

Electric water heaters

Safety first: electric water heaters run on 240 volts. Shut the breaker off before you remove any panel or touch a wire. Confirm it’s dead with a voltage tester if you have one.

  1. Check the breaker. Go to the panel. If the water heater breaker is off or sitting halfway, flip it fully off, then back on. If it trips again immediately, stop and call a pro — that’s a short, not a nuisance trip.
  2. Press the reset button. Kill the breaker. Remove the upper access panel, fold back the insulation, and find the small red button on the upper thermostat (the high-limit or ECO switch). Press it firmly — you may feel a click. Reassemble, restore power, and wait 30–60 minutes.
  3. Don’t keep resetting. If the reset pops again within a few hours, a thermostat or element has failed and the high-limit is doing its job. Move on to testing rather than resetting repeatedly.
  4. Test the elements. With the breaker off, remove both access panels. Disconnect one wire from an element and set a multimeter to ohms across the two terminals. A good element usually reads roughly 10–30 ohms; a reading of zero or infinite means it’s failed. Test the upper element for “no hot water at all,” the lower for “runs out fast.”
  5. Replace the bad part. Turn off the cold water supply, drain the tank below the element, and swap the element with an element wrench (or replace the thermostat if that’s what tested bad). Refill fully before restoring power — dry-firing burns out a new element in seconds.

Gas water heaters

Safety first: if you smell gas — a rotten-egg odor — do not touch switches or try to relight anything. Leave the house and call the gas company from outside.

  1. Check the pilot. Look through the sight glass at the bottom. No flame means no heat. Follow the relighting instructions printed on the tank: set the knob to “Pilot,” hold it down, and light (or press the igniter on electronic models).
  2. Watch what happens when you release the knob. If the pilot lights but dies within a few seconds of letting go, the thermocouple isn’t sensing the flame — that’s your culprit.
  3. Clean or reposition the thermocouple. Its tip should sit right in the pilot flame. If it’s caked in rust or has slipped out of the flame, cleaning or repositioning it can buy time.
  4. Replace the thermocouple. If cleaning doesn’t hold, swap it. Shut off the gas at the valve, unscrew the thermocouple and pilot/burner assembly, and fit the matching new part. On electronic-ignition units the equivalent part is the thermopile.
  5. If the burner still won’t fire, and the pilot and thermocouple are good, the gas control valve is likely worn out. That’s typically a licensed-plumber repair.

Why do I have no hot water at all after resetting the button?

If the reset holds but you still get nothing, the upper heating element or upper thermostat has likely failed. Test the upper element for continuity with a multimeter (breaker off). No hot water at all almost always traces to the upper section of an electric tank.

My hot water runs out fast — is that the same problem?

No. Warm-but-short hot water points to the lower element. The upper element heats the top of the tank; the lower keeps the bulk hot. If the lower element dies, you only get the small amount the upper element can heat.

Why won’t my gas pilot stay lit?

The most common reason is a failing thermocouple. It senses the pilot flame and keeps the gas valve open; when it goes bad, the valve shuts as soon as you release the knob and the pilot dies. Cleaning or repositioning it may help, but replacement is the real fix.
